More home buyers today use a mobile device as a primary information-gathering tool to purchase a home. A New York woman had been searching for a vacation home on Cape Cod when her agent found her a cottage listed for $199,000. She could not get away to view the home in person so she took a tour of the home from her mobile phone. She loved the home, the location, the price and made an offer the same day. This New York buyer is part of a growing force of home buyers who use mobile devices, such as smart phones to search for a home. More than half of all viewings of Active listings are now done by mobile devices rather than desktops or laptops. You will notice on almost all of our listings we have a Text code rider that gives a smart phone user the ability to pull up all the property information via a text any time, sitting right in front of the property for sale. In our opinion, it is the way we will sell real in the future, right from our phones.
As to real estate market here in Kingsburg, the month of November was really very good! Kingsburg had a total of 13 homes close escrow, which is highly unusual for this time of year. Inventory dropped from 23 homes on the market to a whopping 18. We also have a large inventory of sales that are in escrow pending and will probably close before the end of the year. Our PSF (price per square foot) on SOLD properties increase from $124 to $133 and the average sale price went up also.
